1.  Do I NEED A Contractor for My Project?

One of the most commonly asked questions’ regarding contractors is “Do I need a contractor for my job?”. There is not always a clean cut answer for this question, but in an effort to break through some of the confusion we have outlined below some common factors or instances when a contractor IS required.

-         If work requires a permit then a contractor is required.

-         Contractor is required on work over $1,000.00.

-         Contractor is required on ANY work that is to construct, repair, remodel, add to, demolish, subtract from, or improve any building or structure, including related improvements to real estate, for others or for resale to others (Florida Contractors Manual)

2. Why is doing Design/Build a benefit over a “free estimate”?

With out a doubt, everyone likes to get something that is “free”, but free may not always be what is best. When you are remodeling your home or preparing to build a new home there are thousands of choices that need to be made. What color tile? Granite or formica counter tops? Cherry or maple cabinets? White or bisque? And the list can go on and on. All of these things affect the final price of how much a project will cost. A “Free” estimate cannot include all of these cost.

This is where the design/build takes all the guess work out of the final price, and all of the choices come to you instead of you going to make them. For a small deposit on your job, we draw up all the renovations or construction, and make all the choices on the finish materials and then bring them to you for your review. You no longer have to spend countless hours and weekends searching stores and the internet. After a couple of meetings to make sure all the materials and choices are perfect, we are then able to write a complete estimate giving you a definitive cost. No more guessing and worrying about multiple change work orders. And it can all be done from the comfort of your home.

3. How long will the pre-construction services take?

The pre-construction services usually take about 4 weeks, to allow for a couple of meetings and for drawings to be completed. This can vary depending on the size and scope of the remodeling or construction, as well as how many changes are made.

4. How long will the construction last?

This is the mostly commonly asked question, and also the hardest question to answer. While we would like to be able to provide a direct and firm answer to this, we cannot. It all depends on the size, scope, location, weather, and changes made to a job. We will be able to provide you with an estimated time frame upon the start of a job, but we will never be able to guarantee a date.

5. How is the homeowner protected with Ark?

Ark takes many steps to protect the homeowners and business’ they work with. Ark is fully insured with Liability and Workers compensation insurance (certificate available upon request). We also verify that every person that works on your property is properly insured and licensed. Anyone that works on your property also signs a Waiver of Lien, confirming that they will never be able to place a lien on your home for any reason. Your safety and protection are our highest priorities.

6.  How can I check to verify that a company is properly licensed?

The best way to check on a company’s license is to look them up on the state of Florida website at https://www.myfloridalicense.com/wl11.asp?mode=0&SID= . If they are not listed here, then they are not licensed. This site will also show you if a contractor has ever been fined or cited for improper actions.
